Capital Cities Overview
House and unit prices have flattened in Sydney, Canberra, and Hobart over the past two months. Declines picked up pace in Perth, Brisbane, Adelaide, and Darwin in September.
Regional Centres
Three-month growth is now negative for all our key regional indices except Alice Springs. Drops of around 5% or more over three months have been seen in Geraldton, Bunbury, Busselton, and Townsville. While the Central Coast and Wollongong have slowed their decline, many of our other key regional indices fell faster in September.
One-year growth is now negative for both houses and units in Newcastle - Maitland, Central Coast, Wollongong, Gold Coast, and Sunshine Coast. Busselton houses have also turned negative, so all of our tracked regional indices with a geometric mean price above $1M are now down over the year.
Capital City SA4s
The majority of metro SA4s are negative for the month, led by substantial falls in Perth.
The most notable metro area changes are in Sydney, where house price growth was observed in most SA4s led by the highest-priced regions. Lower-priced SA4s, particularly in the South West, declined over the month.
