By our reckoning, market dynamics began to change in mid-February. Charting the change in median prices for SA2 regions shows the scale of the shift since then.

More expensive regions and metro areas are more likely to have seen price decline, at least up to a point. Every region except some of the most regional towns have decelerated.

Capital Cities Overview

House prices are flat or negative for the month in all capitals except Darwin. Unit prices are flat or negative except for Darwin and Perth.


Regional Centres

Year-on-year growth for all of our key regional indices is currently positive, although prices are flattening or declining in multiple regions led by those at the highest prices. One-month growth in the most expensive house and unit markets is negative with the exception of Busselton.


Capital City SA4s

For houses, all metro areas except Darwin and Hobart are negative over the month and the prior three months.

For units, declines on a one-month basis appear to be of a lower magnitude than houses. Declines are largest in Sydney and Brisbane.
